Are you reaching your target market? Where do you find your leads and how do you reach them? How many fish you catch has a lot to do with where you are fishing and what bait you’re using and this week were going to discuss the merits behind finding your target market and how to best reach that market. Are you looking for distressed homes or out of state owners? How about people with a lot of equity in their homes or people looking to get rid of their rental property? Each one of these lead types swim in different ponds and require their own unique approach. Lets talk about how to take down different types of deals by learning where to look and how to address them.

Many successful investors use a grading system to determine what parts of town they label A, B, C, or D neighborhoods. Where do you prefer to invest? What areas are cleaning up and what areas are deteriorating? We’ll discuss what neighborhoods have lead to success and which ones have been problematic for investors. Bring your business cards and prepare to take plenty of notes.

What software are you using in your real estate business? Whether it is for scheduling, automating our processes, keeping track of deals, finding opportunities, or connecting with others – there are many software programs, apps, and websites that are available to real estate investors to enhance our business and make life easier.
Find out what 5 Apps every investor NEEDS to be using and what 2 websites you should always have open when looking at deals. It’s always fun learning about new technologies that are available to us and this week, Brad Roltgen will be hosting the meetup as we discuss what programs and apps are the most useful to real estate investors and how to get the most out of them. Bring your laptops or iPads so you can get some hands on experience with some of the websites we will be looking at – this is going to be a very interactive meetup. If you have a particular software that you find useful in your day to day operations – feel free to share it with the group so we can all benefit from it. I look forward to seeing you all.

Let’s get together and talk about yellow letters. Are they really on yellow paper? What do you write in the letter? Who do you send them to and where do you get their addresses? Lets talk about some of the ins and outs of starting a yellow letter campaign and what some of the key aspects are to getting a response from your target market.
Bring a pen and some paper as we will be breaking out of our comfort zone to write a yellow letter during this session to get some practice and to see what it is like to send one out. This is going to be a real letter going out to a real prospect – I have several addresses we will sending them out to and if your letter gets a response – you just got yourself a deal!
We will also discuss where to get lists, how to refine them and what seems to be the most effective strategies for getting responses back. I hope to see you all at this one – as usual – don’t forget your business cards – there are always plenty of networking opportunities.
